What a magic place…a wonderful view that captures the beauty of the marsh leading to the ocean, comfortable pretty bedrooms for our group of 8 and an awesome state of the art kitchen for preparing meals served at the large dining table. Even with several days of rain, we enjoyed being together with the opportunity to watch movies, complete puzzles and catch up with each other’s lives, basking in the joyful atmosphere of Dixie Sunrise. The house was absolutely stunning! Came to stay for a girls trip with 8 of us, easily had plenty of space, each room had its own bathroom and very spacious. The pathway straight out to the beach was a huge plus as well. The property managers were very attentive and helpful when we had one of the hoses leaking and fixed the issue very quickly. From the decor throughout the house to the picturesque views this place was 10/10 amazing.

Cannot say enough good things about the Dixie sunrise. The best rental we have stayed in. Clean, updated, and fully stocked. We did not have to bring anything but ourselves. There was room for everyone. The grandkids loved the short walk to the beach which was conveniently located behind the house. The pool was a plus and the grounds were well maintained. They all want to head back next year Such an amazing property-we will be booking for our next beach vacation!

Dixie Sunrise was the perfect getaway for our family! The bedrooms were very well set up for the grandparents, parents, and children- each with their own bathroom. The property was incredibly well cared for and was one of the cleanest homes we’ve stayed in. No detail was spared and they had everything a family could need for a week at the beach including extra beach towels, bikes in all sizes (thank you for providing youth and teen bikes!), beach chairs, a beach wagon, extra bath towels and blankets. The exterior furnishings were also in excellent condition, and the kids loved the generously sized salt water pool! East Beach was only a 2-minute walk down a cleared path (looks longer in the photos but it’s an easy walk) and we enjoyed our evenings on the screened in porch after the long days of water fun. Dixie Sunrise is a wonderful property and one of the ONLY vacation homes we would return to again! Thank you for making our first stay in SSI so memorable!

This house was everything we had hoped for. The beach was easy to access and a beautiful walk from the house (bring bug spray for mosquitos which are only an issue for the short walk). Lots of space for everyone, kids loved the pool when they got tired of the beach, easy drive to shops & restaurants. The house is split over 3 floors so lots of stairs but the elevator was also a great option. Beautiful, relaxing views and screened outdoor spaces were perfect. Loved this home!

We had a fantastic stay at Dixie Sunrise. Loved the location - short walk to the beach (ocean view from 3rd floor) and less than a mile to restaurants, etc. House was super clean and had everything we needed. Lots of space. It was great to have use of the bikes in the garage to ride around the neighborhood in the late afternoon. Heated pool was phenomenal. It was a busy week in St. Simons following Easter but it was quiet at the house except Saturday which was a perfect weather day so a lot of traffic and people going by the house to the beach. we had a great time!

Our family of six adults and young adults enjoyed Dixie Sunrise a great deal! The pool is delightful, with ample amounts of sun and shade throughout the day. The layout and decor of the house are thoughtful and relaxing. Every bedroom has its own bath. The screened porch is perfection with ceiling fan! We enjoyed the whole-house sound system. All the appliances were in excellent condition, and the kitchen is well-stocked with any equipment you might need for cooking. The addition of pool-safe plastic dishes on the lowest floor made taking snacks and drinks outside very easy and safe! The path from the house to the beach is well maintained, although visitors should be aware that it is not quite a quarter of a mile from the house to the shore, and it is not flat in several places. I would only make two suggestions: boost the internet a bit (not the strongest for a very techy family with many devices), and be sure that housekeeping keeps the jets of the jacuzzi tubs clean. We look forward to coming back next year!

Wonderful trip as always. We have been staying here now for probably 10 years straight. The owners are constantly maintaining/upgrading everything in the house. Sleeps our large family very nicely. We never plan on stopping coming back.

We had a fantastic vacation! The house had everything we needed! We had 8 people including 3 teenage boys and a set of grandparents. Layout was great for all. Grandparents were in the master on the top floor with the living area and the boys were in the bunk room and the basement gaming at night! Walk to the beach through the path was great. Also easy to walk to coast guard station to walk the ramp to the beach. Hope to stay again!

This was the perfect getaway for us with our 7 kids (ages 10 months to 14 years old). The house was much nicer than the pictures indicated. It was professionally decorated and was a delight to stay in. The kids loved the short walk to the beach and the heated pool. We would definitely stay here again.

This house is larger and very well located on East Beach. My family loved it. It is closed to many wonderful restaurants like Crabdaddy's. (Walking distance) Wonderful screened porch for outdoor meals. A super large master suit with jetted tub and shower.

Great house and a great location. Lots of room to spread out, well equipped kitchen, 4 bikes, beach chairs and beach towels all included. The house looks like it was recently remodeled and everything felt fresh and beachy. The beach is a short 5 minute walk and the pool was a great place to hang out in the afternoon. Can’t say enough about this place. Definitely worth the money.

Our family stayed a week at Dixie Sunrise and had a wonderful time. The house is beautiful and we all loved the beach decor. We had 6 adults and 4 children and each had our own space. The porch was great for coffee in the mornings and wine at night looking at the beach. We hope to come back!!

Love the home. Screened in deck with comfy couch a real winner at night. Had every imaginable kitchen accesssor. Lilmar management is the best. Turned us onto a good French Chef (Chef Ryan). Home was like new.

We had a great time at this home. The walk to the beach was pleasant and not far at all. The house was comfy and we had plenty of room to both spread out and gather together. Our kids loved the pool and the older adults appreciated the elevator. The house was full of items to make the stay comfortable and truly homelike. Our stay was a perfectly relaxing week. The kids really enjoyed playing in the pool, and we were all delighted by the view of the ocean and how easy it was to get to the beach. The house was comfortable and full of thoughtful touches that made it feel like home. The communication with the management company was superb. It's our second trip to the island and we thoroughly enjoyed the house. The house had everything we needed and was very comfortable. We used the grill twice and spent half of each day enjoying the big pool. We had six adults and two little kids and you could easily find a spot in the house to relax and getaway from everyone. We hope the house is available the next time we plan a trip to St. Simons!

Dixie Sunrise is a great property for mixed aged group. It is very spacious so there is room to spread out. My whole family loved the house. The main living area is on the third floor which means there is always a beautiful view (and an elevator if you need it). It offers every amenity though do ask for hot spot for WiFi when you check in. Hope we can return!

From the third floor living area (there is an elevator) of Dixie Sunrise, the views are spectacular! I had morning coffee on the screen porch each day. We had nine family members, and it was wonderful having so much space to spread out. Most of us never left the property except to walk to the beach or go to the pool. The great kitchen had everything we needed—we only ordered out one evening. We all noticed and admired the artwork in the various rooms. The management team is quick to answer any concerns ( I would ask for a hotspot for the WiFi at the beginning of my stay). I can’t imagine staying in a better place. Hope we can return when life returns to normal and actually visit St. Simon’s, though being sequestered at Dixie Sunrise would be ok, too!

Dixie Sunrise exceeded our expectations in every way. We loved the location--easy walk to the beach. The house's amenities were great, and the kitchen supplies were ideal. Bedrooms were comfortable, with plenty of space. Our favorite element was all of the outdoor space -- screened porch, open air porches, pool area. Plenty of space to read, relax, eat or just hang out. We'll be back! Thanks for sharing your home with us!

We loved the location and direct beach access with nice pool. The home was spacious, well appointed and in good condition. The elevator was handy for loading groceries and luggage. Lots of porches with nice outdoor furniture and the home was very nice. NO hiccups on management side and everything went smooth and was turn key.

Villa Este was the perfect location for our family reunion. The house is accurately described, had everything we could need and comfortably slept all 9 in our party. We had the pool heated and our grandchildren were in it constantly. Having a view of the sea and being able to walk out to the waves was magical. We watched the sun rise over the sea every morning from the main floor balcony. Adam & Beth were great to work with and responded immediately to any requests. We will definitely rent again.

You can tell this property is well cared for....it was by far the cleanest house we've ever rented! We enjoyed the beautiful views from the porches and loved the privacy. You can see and hear the ocean from the middle and top floors. 3rd Street is a quiet street and the benefit to the 'longer' path to the beach is that not many people use the 3rd Street access beside the house. The house was also equipped with everything we needed and more. Thanks for a peaceful fall break!

We had a wonderful few days at Villa Este with another family, so 9 of us total. There was ample space in the beautifully decorated beach home, we were never on top of each other. The thing I was most impressed with was how well stocked the entire house was. We've rented a lot of beach homes and condos at numerous locales and I have never stayed somewhere where you had EVERYTHING....beach towels, beach caddy and toys; detergent and dish pods, trash bags; extra comforters, pillows and blankets in each closet; the kitchen had every gadget and utincil you could ask for. And on and on. The pool was fabulous and perfect access to bottom floor "hang room" for the kids. The beach wasn't as close as we had thought, about .26 mi from door to sand, but you can still hear it from top deck. If we find ourselves back on St. Simons, we would definitely rent this home again. Thanks for a perfect vacation!

We enjoyed a great stay at this property. It had all the items and amenities you could want. Having the bicycles was a nice bonus. The kids spent hours at the pool. The walk to the beach was a little longer than expected, but once there the beach had plenty of room. Would definitely recommend this property!!

Beautiful and convenient facility at East Beach. Private swimming pool and cabana are great extras. House is tastefully decorated, and kitchen is well-equipped.

We have stayed in this house for several years in a row. Great location cominined with amazing amenities. I do not think their is a better house on the island.

Stayed for a week with the family. The living area on the top floor is awesome with an open floor plan and screened in porch. My son loved swimming in the private pool every day. The house is very conveniently located, right next to the beach access and a short drive to the pier where all the restaurants and shops are. Would definitely stay here again.

My family including our three small grandchildren has been vacationing on St Simons Island and Sea Island for years. Villa Este (now Dixie Sunrise) on Third St. Is the best house we have ever rented. The great location facing the beach and the unique design with three floors and four bedrooms is perfect. A spacious living area on the third floor adjacent to dining and kitchen has a spectacular view of the Atlantic beyond an expansive lawn leading right up to the dunes. Bedrooms on all three floors give everyone privacy and access to everything. A beautiful pool just off the lower level game room is always the place to be! A very spacious master suite and bath had its own covered porch and great views toward the ocean. Of course, the garage and elevator makes everything easy in any weather. We’ve already signed up for another visit next year!

This is the second year we have spent a week here in May. The house is big and bright and lovely and provides every item you can think of. The first year we packed like we were going on safari but realized after arriving that we really didn't need half of what we brought. Each bedroom with it's own bath is great..........and the pool. The children in particular love the pool although my son-in-law insists he's going to put a sunning shelf in his yard.

The house was lovely, and we had plenty of space to be together and sleep comfortably. Bathrooms for all! Everyone loved the pool, especially our small grandsons loved the shallow shelf to play in. The porches and the view were wonderful, we ate most meals out there. The neighborhood and town were so charming we didn’t want to leave. We rode bikes to beaches north and south, though the more ambitious walked out on the front path. A couple of small suggestions: The linens could use updating. We really needed a baby gate at the third floor stairway. I tried to rent one , but they wouldn’t deliver for just that item. We ended up using a long ottoman. All in all, a great family vacation!

Our family has been staying at Villa Este (now Dixie Sunrise) for the past four years, and look forward to many more beach vacations there. The home is beautifully decorated and spacious. Bedrooms on two levels and a playroom downstairs ensure that there are always spaces to find a little privacy or join in family fun. The pool is inviting and perfect for lazy afternoons after coming in from a morning on the beach. Beds are extravagantly comfortable, and each bedroom is en suite. You cannot beat Villa Este (now Dixie Sunrise). It is truly the perfect beach house.

We cannot say enough about our stay at your wonderful home. We did not lack for anything. We played the game of Life, swam in the gorgeous pool and enjoyed the wonderful beach with all the things provided to complete our fun. It did rain a couple of days, but hey, we were at the beach! We all were amazed at the pottery provided to make our meals truly special. This is a VERY special home with great attention to every detail. Looking forward to making this an annual vacation spot!

My husband I thoroughly enjoyed our recent stay in this beautiful house, located on a very quiet street in East Beach. Even though we got to the Island in January, the weather was perfect most of the time we were there so we could enjoy the screened porch and beautiful pool area (tho, too cold to swim). The owners have thoughtfully provided everything you could want or need -- the kitchen was particularly well furnished. The property manager was extremely responsive to our every need. We Look forward to returning and thank the owners for graciously sharing beautiful Villa ESTE (now Dixie Sunrise) with us. It was definitely one of the nicest properties we've ever rented through VRBO.

Perfect weather, perfect home, perfect amenities, perfect place to make wonderful memories! Our family of 12 gathered from three states to begin a tradition of a beach vacation together and Villa Este has set the bar so high for any other home option! The home had one of everything from an ice cream scoop and All Clad crockpot to new beach chairs and board games. We enjoyed every inch of the house and ever minute of our week on SSI. The property manager was professional and so thorough- more like a concierge, responding even to missed calls. We have stayed in many great VRBO properties over the years, but Villa Este (now Dixie Sunrise) just got top billing from our family. Some things are worth paying for. This was definitely one of them.

We had the most AMAZING stay here at Villa Este (Now Dixie Sunrise). We headed to St. Simons for an enjoyable girls trip. We were stunned with this Villa, incredible home with so much attention to detail. Private pool for our use, expansive porches for sitting and relaxing, great rooms each with their own bathroom, service elevator and private garage. It was a great stay with walk-able access to the beach. This was s true treat!

This house is a fabulous location. Easy walk to the beach and plenty of parking at the Coast Guard station if you need to take a car to haul "stuff." The pool at the home is a wonderful size and great place to gather after a day at the beach. The bedrooms are all great size and the living area is huge. Plenty of seating in the family room and porches for big family gatherings.

This is a great place to stay. The house has everything you could possibly need. Loved the view. The beach access was washed out (a little swampy), we found another path accessible from the back yard (far right of the property). The house was very clean and beautifully decorated. We had a family of 8 and we were very comfortable. We enjoyed using the bikes and loved playing in the pool. The AC went out on the main floor and Patrick (property manager) was johnny on the spot. It was fixed in no time. We highly recommend this house. Thank you for sharing with us.

This house met every expectation we had x2. I'm not sure I can do it justice, but I will try. First, about us. We were two families. 4 adults and 5 active kids. We rented the house hoping for good access to a beach and a private pool. Sleeping arrangement: Fantastic. Comfortable. TVs in every room. Plenty of space, plenty of blankets and pillows. Awesome setup. Kitchen: Incredibly well stocked. We like to cook when on vacation. They had everything we needed. We grilled multiple times. We pulled off a delicious low country boil. Never were we without the necessary tools or appliances. Garage: Big and empty. Both our cars spent the entire week indoors. The only thing in the garage were some well stored pool/beach toys and some bikes. Decks: WOW! We ate every meal on the top deck watching the waves. The screened in portion was really nice. Also the chairs and hammock near the Master Bed were fantastically comfortable. Living room: Great setup. Multiple, comfortable chairs/couches. A great television setup and a great audio system that we used almost constantly. Recreation area: Awesome use of space. This bathroom, entertainment area and refrigerator are the perfect compliment to the pool. speaking of which... Pool: Wow. We spent every afternoon in the pool. After soaking up sun and collecting sand until noon, we would head to our sanctuary. The pool is perfect. The small wading area is awesome. The best part; however, is the placement of the tree. It saved our children from another layer of sunscreen (they thank you). Just a fantastic area. It was more than we were hoping for, even if yours truly did not emerge as the ring/hook game champion. Beach area/access: Low tide or high tide, did not matter. It was a great beach. From the 3rd street access we often had large areas of the beach to ourselves. Loved it. All in all, a fantastic house and a fantastic weekend. More than we could have hoped for and well worth our money. Oh, and I forgot to mention that we spent one morning catching sharks with Cap Fendig from the Morningstar Marina. An experience that none of us will ever forget, especially the kids.
